Through redesigning the floor plan of this 3-bedroom house, we were able to breathe new life into an older home. This was a fun and creative process that we enjoyed immensely.
We started by looking at the layout of the rooms and making some adjustments to create a more open and flowing floor plan. We then took care of the practicality of making each room more functional and comfortable for everyday living.
The greatest challenge when trying to rethink this 3-bedroom house plan design was the original site – its orientation and structure.
The property is situated on a thin and narrow lot, accessible through a narrow panhandle driveway. The existing structure was already built over one of the boundary lines. This limited our ability to have any windows along the entire western elevation.
This is illustrated in the attached portfolio photos of this 3 bedroom home.
Similar challenges were also present on the eastern boundary where consideration had to be given to privacy from neighbouring property. Being a double storey house design, we also had to be mindful of the massing and height in relation to neighbouring properties.
Our proposed solution for the floor plan was to use a ‘cluster’ home design layout, which would be both practical and stylish. This type of house plan design is popular in South Africa as it makes use of every square inch of space and allows for privacy between neighbours.
As a result, we were therefore left to work on the northern elevation in trying to optimize the design language for this 3 bedroom house plan design yet provide adequate natural lighting, ventilation, and privacy.
Despite the many difficulties, our designers were still able to change this 3-bedroom house plan design. It gave both function and form to this modern 3-bedroom house plan with pictures by completely renewing its look with a contemporary style.
The old roof structure was taken down to make way for the extended upper floor plan. This also allowed us to create high ceilings and windows that would let in adequate natural light.
The new flat roof, as opposed to the old pitched roofing, now envelops the structure; this is a total contrast to previous South African architectural styles.
Almost the entire north-facing perspective of this modern 3-bedroom house plan design is filled with large windows and folding door openings.
This helps bring fresh natural light into the house while maintaining a specific level of privacy.
